PLANNING

We develop your construction project together with you. All your ideas and wishes as well as financial constraints are incorporated into the architecture. During the planning phase, we focus on the use of modern construction technologies as well as on scheduling, cost and quality optimization, so that your individual wishes are continuously adapted.
The planning phase is the first stage of any project, but it does not necessarily end with the start of construction. We respond flexibly and efficiently to changes during the construction phase or altered conditions.

In the initial phase of construction planning, fundamental elements are discussed, such as your wishes, needs, and budget.

We consider legal, economic, and functional aspects to create sophisticated architecture tailored to your requirements. The design plan is graphically represented in floor plans, sections, and views. With the help of three-dimensional virtual models, you can already get a realistic picture of your project before construction begins. The design planning forms the basis for the regulatory approval planning.

In the submission planning phase, we meticulously refine project elements for regulatory approval.

Our approach considers legal, economic, and functional aspects, aligning your project seamlessly. Advanced three-dimensional models offer a realistic preview. We ensure compliance and guide you through a smooth approval process, optimizing your project for success.

During the execution planning phase, the basic submission plan is detailed to the extent that the construction project can be implemented. The construction plan is usually done on a larger scale of 1:50, allowing all project-specific requirements to be clearly readable. This phase defines all the information needed for the construction or renovation of your project. In addition to material specifications and determinations regarding surface quality, it may include structural measurements, electrical or plumbing installations, and specific design information.

When constructing residential and living spaces, energy-efficient construction is becoming increasingly important. Particularly in renovation projects, energy-saving measures are crucial and can significantly reduce greenhouse gas emissions. With the so-called energy certificate, you can calculate the energy efficiency of your building.

Since the introduction of the Techniknovelle (Technical Innovation) in 2012, an energy certificate must be calculated for new constructions, extensions, renovations, and repairs, as well as changes and repairs affecting at least 25% of the surface area of a building. The same applies to sales, rentals, or leases.

In addition, evidence of sound insulation and the use of alternative energy systems may be required. Upon request, we are happy to advise you and undertake all building physics calculations as part of the construction planning process.
